Northern Utah Real Estate FAQ
Straight answers about buying, selling and relocating across Weber & Davis County — from Hill AFB PCS moves and VA loans to first-time buying, home values and what to expect at closing.
Do you help military families relocating to Hill Air Force Base?
Absolutely — Hill AFB relocation is one of my specialties. I help active-duty, Guard, Reserve and civilian families PCSing to Hill AFB find the right home before, during and after their move, including virtual tours if you're still stationed elsewhere. I know the base commute, the best surrounding communities, and how to time a purchase around your report date.
What areas do you serve as a real estate agent?
I serve all of Northern Utah — every city in Weber County and Davis County, from Ogden, North Ogden and Roy to Layton, Kaysville, Farmington, Syracuse, Clearfield and Bountiful. If you're buying or selling anywhere along the Wasatch Front north of Salt Lake City, I can help.
I'm a first-time home buyer in Utah — can you help?
Yes, and first-time buyers are some of my favorite clients. I'll walk you through every step — getting pre-approved, setting a realistic budget, understanding down payment and closing costs, touring homes, writing a competitive offer, and navigating inspections and closing. There's no such thing as a dumb question, and I'll never pressure you.
How do I find out what my home is worth in Ogden?
You can get an instant estimate using the free home-value tool on my homepage, which pulls live market data for your address. For an accurate, walk-through valuation — the number that actually matters when you sell — I'll do a free comparative market analysis (CMA) based on recent sales in your specific Ogden neighborhood. Just reach out at (801) 603-5213.
Can you help me sell my house fast in Ogden?
Yes. Selling fast comes down to three things: pricing it right from day one, professional marketing, and broad exposure. I market every listing with professional photography and video, feature homes on YouTube and across the MLS and major portals, and price using current, hyper-local data so your home moves without leaving money on the table.
Do you work with VA loans?
Definitely. I work with VA buyers regularly and partner with local lenders who specialize in VA loans. I'll help you use your VA benefit to its fullest — often with $0 down — and make sure your offer and the home itself meet VA appraisal and inspection requirements so your closing goes smoothly.
What's the best area to live near Hill AFB for military families?
It depends on your commute and lifestyle, but the most popular choices are Layton, Clearfield, Syracuse, Sunset, Roy and South Weber for being closest to base, and Farmington or Kaysville for top-rated schools with a slightly longer drive. I'll match you to the community that fits your family, budget and report date.
How much are closing costs when buying a home in Weber County?
For buyers, closing costs in Utah typically run about 2%–5% of the purchase price, covering things like loan fees, appraisal, title insurance and prepaid taxes and insurance. On many transactions we can negotiate for the seller to cover part of these costs. I'll give you a clear estimate up front so there are no surprises at closing.
Can you help me relocate to Utah from out of state?
Yes — out-of-state and long-distance moves are a big part of what I do, especially for families leaving California and the Pacific Northwest. I offer video tours, neighborhood walkthroughs and honest local advice so you can shop with confidence before you ever arrive, and I'll coordinate your closing around your move timeline.
What makes you different from other Ogden realtors?
I combine deep local roots with hands-on marketing. I spent years as a civilian aircraft painter at Hill AFB, so I truly understand the military community I serve. I market homes with professional video and a growing YouTube audience, I answer my own phone, and I focus on Northern Utah exclusively — I'm not spread thin across the whole state.
Should I buy a new construction home or an existing home?
Both can be great — it depends on your timeline and priorities. New construction in cities like West Haven, Farmington and Syracuse offers modern layouts, energy efficiency and warranties, but can take months to build. Existing homes close faster, often have mature yards and established neighborhoods, and can offer more value per square foot. I'll help you weigh the trade-offs.
Do I need my own agent when buying a new construction home?
Yes — and it costs you nothing. The friendly agent in the builder's model home works for the builder, not for you. As your buyer's agent I represent your interests, help you compare builders and lots, review the contract and upgrades, and make sure you don't overpay. Builders budget for buyer's agents, so having me on your side is free to you.
How much do I need for a down payment in Utah?
Less than most people think. VA loans can be $0 down for eligible military buyers, FHA loans start around 3.5% down, and many conventional loans go as low as 3%. Utah also has down-payment assistance programs for qualified buyers. I'll connect you with a trusted local lender to find the lowest-cost path for your situation.
How long does it take to buy a home in Northern Utah?
From pre-approval to keys, a typical purchase takes about 30–45 days once you're under contract, plus however long you spend touring and choosing a home. If you're paying cash it can be faster; new construction takes longer. I'll help you move as quickly — or as carefully — as you need.
Do buyers pay you a fee, and how do you get paid?
In most traditional transactions my commission as your buyer's agent is paid through the deal at closing, not out of your pocket — I'll always explain exactly how it works for your specific purchase up front and in writing. My goal is simple: get you the right home on the best terms, with full transparency about costs.
